Don’t wait for the issuance of occupancy permits – City Hall will expedite the process
Property owners waiting for the issuance of occupancy permits must wait 90 days to regularize their buildings. The Municipal Secretariat of Environment and Urban Management (Semadur) has announced the formation of a task force to expedite the issuance of the document and reduce the waitlist.
According to the department, there has been a significant increase in demand due to the Amnesty Law, which has made the rules more lenient regarding parking spaces, building facades, corner bevels, permeability rates, and occupancy rates. In the latter case, owners will have to make a financial payment if their buildings exceed the legally permitted occupancy rate.
The surge in requests has been 337.5%, rising from 800 regularization requests in 2022 to 3,500 in 2023.
The law has been extended until the end of 2025, so the demand for permits is expected to continue increasing. As a result, there has been a reshuffling of tax auditors within Semadur, fiscal duty shifts, a request for a new staff intake with the Department of Management, and a reorganization of inspections and analysis of these processes.
“Semadur is restructuring the processing audit sector so that within approximately 90 days, these processes will be up to date with their inspections and responses to taxpayers’ requests,” the press office emphasized.
